Our Property Management branch currently uses Archibus to determine floor space use by tracing an AutoCAD drawing using AutoCAD Overlay which then saves measurements to the Archibus database (Oracle database).

Archibus is used to report on various aspects of their properties: useable space, rentable space, available space, and coordinate the chargeback to departments for space used. Approximately 120 properties are analyzed this way, and it is foreseeable that this would expand to approximately 100 additional properties.

We are considering an alternative solution for Property Management that makes use of the Maximo system, which is already in use for building maintenance (preventative maintenance, work order tracking) on a broader scale across city assets. (Approx 1800 location assets).

We are seeking a solution that works with Maximo as the central source of building/asset data, that can:

    • Open and display an AutoCAD drawing file
    • Enable the user to select areas within the drawing to allocate space to a purpose and customer
    • Export the coordinates and measurements based on those selections as data associated with that location
    • Report on available space, space used by customer, calculated rents based on square footage
I'm not sure if Spatial or another module handles this kind of functionality already. I'd be interested in hearing what other municipalities are using to manage property/leasing/rent or what other vendor solutions are out there.

    Thanks,
    Steve

    Hi Steve,

An iframe could be embedded in a new or existing application tab linked to location record. The dwg file could be viewed and navigated within MAXIMO along with the features you want. We have similar solution that uses Matterport and features collecting dimension data from the 3d video. I hope this helps.

GIS plug and admitted shameless self plug.
ArcGIS indoors can handle the conversion to GIS for you. You can also write scripts to do it. ArcGIS Indoors can also be deployed to your portal for way finding, space management, and several other native Esri apps.

Once you have GIS you can use spatial or acriveG Map Engine. Spatial would require a lot of customization. Map engine has a building mode that lets you flip through building floor assets and locations, see work on those floors, create work orders on assets. I would recommend you ask Andy.stewart at activeG for a demo to see if it could meet you needs.

    Hi,
A few years ago, I created an add-on that linked CAD drawings (DWG and DXF) with Maximo business objects.
The CAD drawings were attached as normal "doclinks" but then displayed within the Maximo applications using a custom UI widget.
It linked assets with CAD blocks in a bi-directional fashion, understanding the nature of a block for auto-classify the relative asset.
From a CAD drawing inside Maximo, it was possible to create new assets or open new work-orders simply clicking on a graphic element.
Currently the addon does not work anymore because the technology used for the UI is no longer usable in modern browsers.
It would be fun to "resurrect" that project.
